Village at Mangonia LAKE is a market rate multifamily residential community. The project will provide for 240 one and two bedroom apartments in three six story structures and two three story structures with a club house and other amenities in a gated community. 

Village at Mangonia Lake will provide well designed contemporary rental apartments with stainless steel faced appliances, granite countertops, washer and dryers, large sliding glass balcony doors and windows. Our communities offer amenities which include a club house, pool, and recreation spaces throughout our project site.

Security will be developed as an integral part of our overall design. Our plan provides for a gated community with controlled access, exterior public spaces will have camera surveillance and our units will have emergency call systems.

Energy and environmental efficiencies will be achieved by design; LED lighting for our exterior and public space lighting, high efficiency AC systems, appliances, water heaters and low water use plumbing fixtures, white highly reflective roof surfaces, native landscaping that is drought tolerant and other efficiencies that will be developed as part of our building design. We are requesting a parking waiver which will significantly reduce the amount of asphalt and add green space and recreation for the benefit of our tenants and the environment.

Public transportation and proximity to down town West Palm Beach makes this location a perfect fit for one car or no car families who want to work and recreate were they live. Based on location and our tenant demographic our parking requirements will be less than 1.5 spaces per unit therefore we are requesting a parking waiver as part of our site plan approval.

The site is 7.56 acres with 893’ of frontage on North Australian Avenue and even greater frontage 947’ on Mangonia Lake.  The design takes full advantage of the lake views to the west with half of the units fronting the lake and the development of large green spaces for those units facing east. The North Australian Ave. frontage design will obscure the parking by the development of a decorative wall and fence integrated into a treed landscape buffer. A large trellis entry gate invites residents and guests to our project. The combination of the aesthetic created by the entry features and the buildings will create a community that will serve 240 families and their guests as well as the surrounding community and the City of West Palm Beach.
